Preparing documentation
When a buyer decides to proceed, they will normally request various documents relating to the property.
These commonly include the Title Deeds, Land Registry information, the Energy Performance Certificate, the latest IBI receipt, Community of Owners information, utility details and, where applicable, mortgage documentation.
If any documents are missing or need updating, we can help obtain them before a buyer is found, reducing the risk of delays later in the transaction.

Mortgage status
Having an outstanding mortgage does not prevent you from selling your property.
In most cases, the mortgage can be repaid and cancelled using part of the sale proceeds on completion.
Before accepting an offer, we recommend confirming the outstanding balance and reviewing any cancellation costs so you have a clear understanding of the amount you are likely to receive after the sale.

Selling as a Non-Resident
If you are not tax resident in Spain, there are additional legal and tax obligations that should be considered before selling.
For example, the buyer is generally required to retain 3% of the purchase price and pay it directly to the Spanish Tax Authorities towards your potential Capital Gains Tax liability.
Understanding these obligations before accepting an offer allows you to calculate your likely net proceeds and avoid unexpected surprises after completion.

Selling from abroad
Many of our clients successfully sell their Spanish property without returning to Spain.
Where appropriate, a Power of Attorney allows us to manage much of the process on your behalf, including signing documentation and attending the Notary on completion day.
This can make the transaction significantly easier for owners living abroad.
