How Does the Selling Process Work?

You Accept an Offer
Once a buyer has been found and an agreement has been reached, the property is normally reserved and the buyer begins their legal investigations.
At this stage, we review the proposed terms of the transaction, ensure the necessary documentation is available and begin preparing everything required for completion.
Early preparation helps minimise delays and allows any outstanding issues to be resolved before contracts are signed.

We Prepare for Completion
Once the sale is progressing, our team carries out the legal work required behind the scenes.
We review the ownership documentation, verify the Land Registry information, deal with any outstanding mortgages or legal charges, obtain any missing certificates and liaise with the buyer’s legal representatives throughout the transaction.
Where necessary, we can also prepare a Power of Attorney for sellers who are unable to travel to Spain.
Our objective is to ensure that all legal and administrative matters have been dealt with before completion day arrives.
03
Completion Day
The sale is completed before a Spanish Notary Public.
On completion, ownership of the property is transferred to the buyer, the purchase price is paid and, where applicable, any outstanding mortgage is redeemed.
If you cannot attend the appointment personally, the transaction can often be completed on your behalf under a suitable Power of Attorney.

After Completion
The legal work does not always end when the keys are handed over.
Following completion, there are still several administrative and tax matters that must be dealt with, including submitting the relevant tax declarations and completing any remaining formalities connected with the sale.
