How does the buying process work in Spain? Or what happens when you decide to buy?

Although every transaction is different, the purchase of a property in Spain generally follows the same steps.

Buying a property in Spain may seem complicated at first, but with the right guidance the process is usually straightforward.

Here’s what you can expect:

You Find the Property You Want

Once you have found the right property, the estate agent or seller will usually ask you to reserve it and pay a deposit.

Before signing documents or transferring money, we recommend allowing us to review the paperwork and carry out the necessary legal checks.

This simple step can help avoid costly problems later on.

We Check Everything and Prepare for Completion

Once the property has been reserved, our team begins the work behind the scenes to ensure everything is in place for a safe and successful purchase.

For resale properties, we investigate the legal status of the property, verify ownership, check for debts and charges, review planning compliance and ensure there are no hidden issues that could affect your purchase.

If you are purchasing a new-build property, we review the developer’s documentation, the construction licences, the relevant guarantees and the contractual documentation, ensuring that the development complies with the legal requirements applicable to the purchase.

At the same time, we help organise everything required for completion, including:

  • Obtaining your NIE number.
  • Opening a Spanish bank account, if required.
  • Supporting you with the legal aspects of your mortgage, where applicable.
  • Reviewing contracts and supporting documentation.
  • Preparing a Power of Attorney, if necessary.
  • Managing communication with the other parties involved to coordinate completion.

Our goal is to ensure that you fully understand what you are buying and that everything is ready well before completion day, avoiding unnecessary delays or last-minute surprises.

Completion Day

This is the day you officially become the owner.

The purchase is completed before a Spanish Notary and ownership is transferred into your name.

If you are unable to travel to Spain, we can often complete the transaction on your behalf through a Power of Attorney.

Aftersales tasks

Even after completion, there are still several administrative steps that need to be completed.

We arrange payment of the relevant taxes, register the property in your name and ensure the process is finalised correctly.

Many clients also continue working with us afterwards through our Sweet Home Service, which provides ongoing assistance with property-related taxes and administration.
