The Spanish Government has announced the entry into force of new regulations for holiday and short term rentals, in compliance with EU Regulation 2024/1028. These rules will apply from 1 July 2025 and will affect owners who advertise their properties on platforms such as Airbnb, Booking.com and similar.
Important: These measures do not affect long-term rental contracts.
What are the new requirements?
One of the main changes is the requirement to have a Short-term Rental Accommodation Registration Number (RSN). As of the above date, any property published on online portals must include this number. Failure to do so will result in the listings being removed or blocked by the platforms themselves.
The NRA must be obtained through the Land Registry Office corresponding to the location of the property.
What are the differences between a tourist NRA and a short-term NRA?
If you already have a tourist licence, you can apply for an NRA for tourist use.
If you do not have a licence, you must apply for an NRA for short-term rental, providing the corresponding documentation.
How do I get an NRA?
There are two ways to apply for this number:
- Apply in person
If you prefer to do the procedure yourself, you should:
- Make an appointment at the corresponding Land Registry Office.
- Fill in the application form available on their website.
- Present the required documentation.
Please note: The Registry does not offer face-to-face assistance to complete the application.
If you do not speak Spanish, it is advisable to go with a translator.
